What is the meaning of the terms a Buyers's Market and a Sellers' Market? What does that mean for you? While all real estate markets vary, this article specifically addresses questions relating to the Kentucky real estate market. It is similar to the real estate markets in the nearby areas of Southern Indiana and Northern Kentucky. Note that if you are in a city where there is increasing demand right now for housing, and not many houses for sale, you may be in a Sellers' Market. If you are considering moving to a mid-sized city, maybe you've thought of purchasing one of the homes for sale in Kentucky. Many items should be considered in the decision to buy a house . There are thousands of houses for sale in Kentucky, and mortgage rates are extremely low . It might be the perfect time to invest in a home.

First think about this- How long will you be in the house before you sell your property ? How much work are you willing to do to get a good deal? If this is your first time to buy a house in Kentucky, you might have some questions. You are probably wondering how much money you have to put down as a down payment, and how much are closing costs on a house, and how long does it take to get a house from the day you write the offer until possession date. For questions like those, the first person to consult about your decision to buy a home should be your real estate consultant . Here are some other questions you should ask your agent.

Ask your real estate agent the number of homes for sale currently and how many sold last month, and divide to find the number of months of inventory available. That statistic shows you if it is a Buyers' Market or Sellers' real estate market. If more than six months of supply is for sale it is considered a Buyers' Market. Something to note when you research homes for sale in Kentucky, is the average price and average days on market for the individual zip codes. A Kentucky real estate agent is the best source to find information. Your realtor will give you advice to help you make educated decisions. Find out who the best realtors are for the Northern Kentucky area, and over the river in Southern Indiana as well, so that you have an accurate view of the real estate picture on both sides of the river.

If you don't have time to do home repairs on a house, you may consider purchasing one of the condos for sale in Kentucky. When you purchase a condominium you buy a real estate investment without having to keep up the exterior of the building in most condo communities. Some condos have a common area pool or clubhouse. When looking at condos for sale pay attention to the condo owners association or home owners association fees and master deed and restrictions. You may choose to buy in one condo community over another due to the COA fee or HOA restrictions for the neighborhood. Ask your real estate agent to get the documents for you.
